Shut it off at the appliance

Most appliances have their own shutoff, so you can stop the leak without cutting water to the whole house.

  • Water heater: close the cold-water valve on top. For gas units, turn the control to "pilot" or "off"; for electric units, switch off the breaker. Don't touch the drain valve or hot pipes.
  • Washer: close both valves behind it and unplug it if the floor around the outlet is dry.
  • Dishwasher or fridge line: close the valve under the sink or behind the fridge.
  • Softener: put it in bypass mode, usually a knob or lever on the valve head.
  • If you can't find the right valve, close the main.

How appliance leak cleanup typically goes

The appliance gets fixed or replaced by a plumber or appliance tech. The restoration company deals with the water.

  1. Confirm the source is isolated

The technician checks the shutoff and looks for leaks that ran under flooring or into the wall behind the appliance.

  2. Extract the water

Water is pulled from carpet and hard floors. Water heater leaks often run under the furnace and into adjacent finished rooms.

  3. Check under cabinets and flooring

Dishwasher and fridge leaks hide under kitchen cabinets and laminate. Toe kicks may be removed to check and dry underneath.

  4. Dry and monitor

Dehumidifiers and air movers run until meter readings show materials are dry, sometimes with injection drying for cabinets and walls.

  5. Repair and replace

A licensed plumber replaces the water heater. Cabinets, flooring and drywall go to a DOPL-licensed contractor.

Hard water and appliance failures in Utah Valley

Orem's 2026 water quality report lists hardness across its sources from 7 to 25 grains per gallon (120–428 mg/L), depending on the blend of treated surface water and well water. Anything over about 10.5 grains is considered very hard. Scale builds up inside water heaters, on valve seats and in appliance inlets, and it shortens their lives.

  • Water heaters. Plumbers in the area report typical tank lifespans of about 8 to 12 years, shorter with hard water, and recommend checking the anode rod every few years. Sediment buildup makes tanks overheat at the bottom and rust through. A tank that's leaking from the body, rather than a fitting, can't be repaired.
  • Washer hoses. Rubber supply hoses crack with age and can burst under pressure. Braided steel hoses are a common upgrade, and some homeowners close the valves when away.
  • Refrigerator lines. Thin plastic ice-maker lines split or work loose when the fridge is moved, and the leak often runs unseen under the floor.
  • Water softeners. Common in Utah Valley because of the hard water. Leaks at the valve head, brine tank overflows and failed bypass connections all show up, often in the basement or garage.
  • Dishwashers. Supply and drain line connections under the sink fail slowly and soak the cabinet floor.

Since most of these appliances live in basements, a slow leak can soak carpet in a finished room next door before anyone notices. Orem homes have a median build year of 1989, so many are on their second or third water heater. The guide to hard water and water heater leaks in Orem covers prevention.

What appliance leak cleanup typically costs

Supply-line and water heater leaks are usually clean water; washer and dishwasher drain water counts as gray water, which costs more to extract.

Typical ranges from national cost guides (Fixr 2025; Angi 2026); Utah Valley quotes vary.

Insurance for appliance leaks

Homeowners policies usually cover sudden water damage from a burst washer hose or a tank that ruptures. They usually don't pay to replace the worn-out appliance itself, and they often exclude damage from a leak that dripped for weeks or months. That sudden-versus-gradual line is where many appliance claims are decided, so check your policy and ask your adjuster.

Keep the failed hose or part and photos of the tank label showing its age. Your policy's deductible applies. Utah insurers generally must acknowledge your claim within 15 days and decide within 30 days of a complete proof of loss.

When an appliance leak is an emergency

  • Water is still flowing and the appliance valve won't close.
  • A gas water heater is sitting in water, or you smell gas. Leave and call the gas company from outside.
  • Water has spread into a finished room or under kitchen cabinets.
  • The leak came from a washer or dishwasher drain, which is dirty water.

Water heater and appliance leak FAQ

How long do water heaters last in Orem?

Plumbers in the area report about 8 to 12 years for a tank water heater, and hard water tends to push that toward the low end. Orem's water report lists hardness of 7 to 25 grains per gallon depending on source. Flushing sediment and checking the anode rod can help a tank last.

My water heater is leaking. Is it about to burst?

Not necessarily, but a leak from the tank body usually means it's failing and should be replaced soon. Close the cold-water valve on top, turn off the gas or power, and call a licensed plumber. Leaks at fittings or the relief valve may be repairable.

Does insurance cover a leaking washing machine?

Sudden water damage from a burst hose is often covered under a standard homeowners policy, but the washer itself usually isn't. Slow leaks that went on for weeks are commonly excluded. Check your policy and ask your adjuster, and keep the failed hose.

Can a water softener cause water damage?

Yes. Softener valve heads, bypass connections and brine tanks can leak or overflow, and they are usually in a basement, garage or utility room. Put the softener in bypass to stop the flow and have the unit serviced or replaced before turning it back on.
